On what actually goes wrong
"A system that was commissioned correctly five years ago isn't necessarily performing correctly today. Equipment ages, setpoints drift, and staff turns over. Optimization isn't a milestone — it's a maintenance habit."
On healthcare facilities
Jay's view is that health care mechanical systems carry a narrower margin for error than almost any other building type. Ventilation, pressure relationships, and temperature control aren't just comfort concerns — they're part of the infection-control picture.
On commissioning
A recurring theme in his work is that commissioning pays for itself fastest when it's treated as an ongoing process rather than a checkbox at project closeout. Systems that are re-verified periodically catch drift before it becomes a comfort complaint or an energy bill.
